What do residential surveys get used for?
Four things, mostly:
- Building safety. Accurate as-built records of blocks, cores, stairs and compartmentation, for building safety cases and remediation design.
- Planning applications. Topographical surveys and existing-condition drawings that a local authority will accept.
- Structural alterations and extensions. The base geometry a designer works from, whether that is a single house or a whole estate.

Spatial Dimensions has delivered work for major property entities and landlords including The Berkeley Group, British Land, Cadogan, Castleforge Partners and The Portman Estate.
Two of those projects are worth spelling out. At Greenwich Millennium Village, 15 buildings had to be surveyed against a Building Safety Fund deadline: six of our CAD technicians condensed what would have been 180 days of drawing into 35 working days. For Places For People, we have surveyed roughly 3,000 homes across England over three phases since 2022 — 150 days of survey work — with plans drawn to National Fire Chiefs Council published guidance, using the symbol library the emergency services already recognise on site.
Do you survey single houses as well as blocks?
Yes. Private homes and domestic developments are a smaller part of what Spatial Dimensions does, but they are part of it, and the process is the same one used on the large schemes. Recent domestic work includes 4 Elm Place, 186A Tressillian Road, 13 Tallis Grove, 69 Coleraine Road, Curlew Cottage, Calverley House, Smiths Hill Farm and 4 Halls Green — a mix of extensions, retrofits, infrastructure upgrades and planning applications.
For homeowners we deliver readable 2D PDF drawings alongside the CAD files, and we will explain what you are looking at without jargon. We also offer a phased approach so survey visits can be timed around funding or mortgage stages, and we operate a price match guarantee.

Are your surveyors DBS checked?
Yes. Every Spatial Dimensions surveyor attending a residential site is DBS checked and holds a valid CSCS card. Residents are letting a stranger into their home, and that is not something to be casual about. Site staff receive regular health and safety training and are briefed on the specific site before attending.
Where a housing association or managing agent wants notice given to residents, we agree the access window in the quote so it can be communicated in advance. Out-of-hours working is standard.

Data is captured with Leica equipment including the RTC360, and georeferenced to Ordnance Survey National Grid and Ordnance Datum unless a local grid is requested.
How much does a residential survey cost?
Topographical surveys start at £595, measured building surveys at £850, laser scanning at £850 and 3D models at £500. On residential work the price is driven by floor area, the number of units, level of detail, and how much external and below-ground work is included.
Spatial Dimensions quotes a fixed price against a written specification, so the figure in the quote is the figure on the invoice. Out-of-hours access is priced into that figure at quotation stage rather than added afterwards. We also operate a price match guarantee, and can phase visits to match funding stages.
