What is a monitoring survey?
A monitoring survey is a series of precise measurements of a building or structure, repeated at agreed intervals, to detect whether it is moving. Deformation — a gradual change in a structure’s shape, such as tilting or bowing — is often invisible until well advanced; repeated measurement picks it up early, while there is still time to act.
Monitoring surveys are typically instructed when a project team notices defects, or suspects movement caused by nearby ground works, piling or drilling. The results give engineers, consultants, architects and contractors the data to decide whether remedial action is needed, or to sign off the next stage of a project with confidence.
What does a monitoring survey detect?
Movement, wall tilt and deformation trends over time. In practice, a Spatial Dimensions monitoring survey is used to detect:

How does a monitoring survey work?
Three steps: a stable reference framework, a baseline survey, then repeated measurement rounds.
First, the control network — the fixed reference points every measurement is taken from. Readings are only trustworthy if the points you measure from are not moving themselves, so Spatial Dimensions establishes closed-loop control networks — every position checked more than once — anchored to Ordnance Survey benchmarks. On construction projects we place permanent control off site on hard standing such as concrete or asphalt, away from the works, so the reference framework cannot drift while the site is disturbed.
Then the baseline. The first survey records the structure’s position and shape at a known date; every later round is measured from the same control and compared against it. The differences are the movement, and a series of rounds shows the trend: stable, slowing or accelerating.

- 24/7 real-time monitoring. Continuously reporting instruments record around the clock during enabling or building works, flagging movement, wall tilt or deformation trends as they develop — safety assurance during high-risk excavation next to retained facades or neighbouring buildings.
“Enabling works” means early site preparation — demolition, excavation and groundworks — before main construction begins. It is when retained and neighbouring structures are under the most stress, and when real-time monitoring matters most.
