Why do schools and universities need measured surveys?
Because the estate is old, the drawings are usually wrong, and the money only gets released against evidence. The National Audit Office put the school building maintenance backlog in England at £13.8 billion in its January 2025 report, and noted that poor government data means the true figure is likely to be higher. Condition surveys, RAAC investigations, decarbonisation schemes, expansions and safeguarding upgrades all begin with an accurate record of what is actually there. Spatial Dimensions has done RAAC-related survey work — at Hinchingbrooke Hospital, where roughly 75% of the estate is built from RAAC panels, we were instructed directly by the NHS and produced the Revit model behind the redevelopment.

How do you survey a school without disrupting teaching?
By working when the pupils are not there. Spatial Dimensions offers out-of-hours working as standard, and on education sites that usually means half terms, INSET days, holidays, evenings and weekends. The access window is agreed in the quote rather than negotiated once we are on site.
At Lewisham College we worked around the college being open to students, to dates the college set before our visit. At Amherst School we mobilised while the school was closed to pupils during COVID. Where daytime working is unavoidable, our surveyors work room by room around the timetable, escorted, with equipment that sets up in seconds and makes no noise. Laser scanning helps here for the same reason it helps in hospitals: one visit captures the building, and later questions are answered from the point cloud rather than by coming back.

Site data is captured with Leica equipment including the RTC360, and georeferenced to Ordnance Survey National Grid and Ordnance Datum unless a local grid is requested. What do education clients receive?
Deliverables are agreed before we mobilise. On education projects Spatial Dimensions most often issues 2D CAD plans (.DWG and .PDF), 3D Revit models (.RVT or .IFC), registered point clouds (.E57 or .RCP), 360° photographic records, CCTV drainage reports and desktop utility searches. Project-specific RAMS are supplied where the school or the principal contractor requires them before access.
How long does a school survey take?
Spatial Dimensions returns a written quote within 24 hours of receiving the site address and scope, and mobilises in an average of 5.3 working days from instruction. On education sites the constraint is usually the calendar rather than the survey — if the work has to happen in a specific half term, tell us the dates early and we will book it in. We will also tell you plainly if the window you have is not long enough.
How much does a school or university survey cost?
Topographical surveys start at £595, measured building surveys at £850, underground utility surveys at £850 and 3D models at £500. On an education site the price is driven by floor area, the level of detail you need, how many separate buildings are in scope, and whether the work has to be compressed into a holiday period.
Spatial Dimensions quotes a fixed price against a written specification, so the figure in the quote is the figure on the invoice. Out-of-hours access is priced into that figure at quotation stage rather than added afterwards. We also operate a price match guarantee.
