LAND REGISTRY PLANS

Spatial Dimensions is a UK measured building survey and geospatial company producing Land Registry compliant lease plans, transfer plans, estate plans, easement plans and licensing plans for commercial and residential property. What is a Land Registry plan?

A Land Registry plan is a plan prepared in the format HM Land Registry requires for registering an interest in property — a lease, a transfer of ownership, an easement or a licence. It shows the exact location and extent of the land or space involved, typically drawn on an Ordnance Survey map base, with markings identifying the specific parts of the property the document refers to. You will also hear these called Land Registry title plans.

The plan’s job is legal certainty. Legal practices rely on precise boundaries to establish titles, resolve disputes and execute clear property demises — a demise simply means the extent of the space being let under a lease. A clear, accurately measured plan removes ambiguity for the parties now and prevents disputes with neighbours or future buyers later.

How does Spatial Dimensions produce a Land Registry plan?

We measure the property ourselves, on site, using laser scanning and survey-grade instruments — the same Leica scanners and calibrated total stations we use for full measured building surveys. Site data then goes to our in-house CAD team, who draft the plan in Land Registry compliant format against current requirements. Nothing is outsourced.

Under our ISO 9001:2015 quality system every plan goes through multi-stage checking, and the person who drafts a plan is never the person who signs it off. For a document that defines a legal interest in property, that independent check is not a luxury.

Where a plan covers external land — a transfer or estate plan, for example — a topographical survey records the boundary features on the ground. And because Spatial Dimensions securely archives every project, later plans for the same property can be produced from, and integrated with, the original dataset.

We mobilise to site in an average of 5.3 working days from instruction, nationwide — a figure we track because keeping transactions on schedule is usually the client’s biggest concern. Where a property is large, multiple technicians often work the job together to speed up capture, and your quotation states the survey date and delivery date in writing so everyone in the transaction can plan around them.

Can the same visit produce floor areas or floor plans as well?

Yes, and it is usually the cheapest way to buy them. The measurements behind a lease plan can also support:

  • An area referencing report — GIA, NIA and GEA floor areas calculated to RICS and IPMS standards, delivered as a fully underwritten, assignable report for valuation and lease negotiation
  • A measured building survey — full floor plans, elevations and sections for design or refurbishment work

One visit, one dataset, several deliverables. If a transaction is likely to need floor areas as well as the plan — and lease transactions usually do — say so at quotation stage and Spatial Dimensions will price the package together rather than charging for separate visits.

How much does a Land Registry plan cost?

A Land Registry plan from Spatial Dimensions starts at £250 per plot. Most Land Registry plans fall between £350 and £550, depending on the type of plan and the size of the property.
