What are hospitality surveys used for?
Reconfiguration, mostly. Hospitality space earns its money by being adaptable — a function room becomes a co-working floor, a restaurant is reformatted, bedrooms are reconfigured to increase key count, a bar is rebuilt around a new servery. Every one of those decisions is made against an accurate record of the space as it is now.
The other common jobs are refurbishment cycles on ageing hotel stock, accessibility improvements, and area verification for a lease, sale or valuation.
Can you survey a hotel without closing it?
Yes, and this is the whole point of how Spatial Dimensions works on hospitality sites. Out-of-hours working is standard: overnight surveys of public areas, early-morning work in restaurants and bars before service, bedroom floors taken in blocks as rooms come free, and quiet seasons used where the calendar allows.
The access window is agreed and priced into the quote, not negotiated on the day. Before we attend, our project management team plans the site work with the venue and briefs the surveyors, so front of house knows exactly who is on site and when. Guests do not see equipment in corridors and staff do not have their service disrupted.
Laser scanning is what makes short windows practical. One scan position captures everything visible from that point in a couple of minutes, so a whole floor can be recorded quickly and quietly, and later questions answered from the point cloud rather than by booking another night.

Two surveys done without closing the hotel
At the Holiday Inn Birmingham Airport, the architect’s programme meant the survey had to happen at full occupancy. Spatial Dimensions delivered a complete measured building survey of the hotel — bedrooms, bathrooms, restaurant and public areas — with phased deliveries so the design team could keep hitting RIBA stage deadlines rather than waiting for the whole package.
At Dumbleton Hall Hotel, a complete internal refurbishment of a Grade II listed Cotswold manor house needed a full measured survey inside five days, over an August bank holiday, with the hotel full. Every one of the 38 ensuite rooms had to be recorded to a high level of detail without disturbing a guest. Missing the window would have missed the project deadlines behind it.

Can you survey a listed or historic hotel?
Yes. A great deal of British hospitality stock is listed or historic, and it needs a higher level of detail captured without touching the fabric. Spatial Dimensions records historic interiors by non-contact laser scanning at LOD 4 — ±5 mm, capturing decorative mouldings, cornices, staircase spindles and masonry profiles. Nothing is fixed to the building.
Dumbleton Hall Hotel is one such project — Grade II listed, with origins traced to 1534. The Athenaeum was built in 1850, gained an art deco block in 1937 and became a hotel in 1971. See our heritage sector page for the full technical detail on historic fabric.
