1 VINE STREET

THE BRIEF

Spatial Dimensions were appointed at 1 Vine Street, Mayfair, to support the refurbishment of 17,500 sq ft of office space. Working with Collins Construction and Basha-Franklin, we delivered a measured building survey, point cloud, and RAMS documentation. Our work informed the transformation of two office floors and a new ground floor reception.

1 Vine Street sits in a prime location overlooking Regent Street and Piccadilly. The project aimed to turn dated office accommodation into a flexible, future-ready workplace. Design required accurate building data to coordinate services, infrastructure, and finishes. We were asked to capture the building in detail to reduce design and construction risk. Our survey needed to provide clarity for a multidisciplinary design and construction team.

OUR WORK

To support the refurbishment, Spatial Dimensions provided comprehensive survey information that gave the design and construction teams reliable data from the outset. Our services captured the building’s dimensions and layout plotted on OS datum.

MEASURED BUILDING SURVEY

We carried out a full measured building survey using the latest laser scanning equipment. The RTC Leica 360 captured millions of points, recording walls, columns, floor levels, and visible services. This process created a precise digital record of the building geometry. Scanning allowed us to work safely and efficiently within a busy West End building, minimising disruption to other site activities.

2D CAD & POINT CLOUD

From the laser scan data, we produced a fully registered point cloud. The point cloud is a true-to-life virtual dataset of the building and allowed the design team to verify dimensions and spatial relationships with confidence. 

Using this dataset, we produced coordinated 2D CAD drawings, including floor plans and elevations of the required floor. Deriving drawings directly from the verified survey data helped reduce errors and avoid design clashes.

RAMS

As part of the appointment, we prepared full RAMS (Assessments and Method Statements). These documents define safe working methods, identify potential risks, and set out the procedures and control measures required on site. For 1 Vine Street, our RAMS ensured safe scanning within an occupied building and supported coordination with Collins Construction Ltd and the wider project team.

THE OUTCOME

Our survey information and point cloud data provided a reliable foundation for the refurbishment. Accurate data reduced design assumptions and minimised construction risks. The project now delivers a sustainable, flexible, and high-performing workplace. 

Delivered in just over nine months, the scheme includes a Cat A workspace at Level 3, a turnkey Cat B solution at Level 4, and a refined ground floor reception. 

Spatial Dimensions helped de-risk the project and support The Crown Estate’s vision. The result is a workplace that is intelligent, adaptable, and designed for long-term relevance.
