THE BRIEF

Lincoln City FC is a football club with strong ambitions both on and off the pitch as it currently competes in EFL League One. The club continues to grow its fanbase, facilities, and commercial opportunities while aiming for the EFL Championship during the 2025/26 season. The leadership team understands that the stadium environment must evolve alongside the team’s progress to build long-term success.

As part of this ambition, Lincoln City FC is investing significantly in its ‘Imps Territory’ development at LNER Stadium. The project will introduce modern conference and banqueting facilities together with enhanced matchday hospitality areas to host larger events. A new hospitality and events building will sit behind the Rilmac Stand, featuring a ground floor with a large covered pre-match gathering area and a substantial new bar. The first floor will provide flexible corporate hospitality, conference, and banqueting space for up to 350 guests to enjoy matchdays.

The wider stadium development includes several other improvements, such as relocating Fan Village concessions to the south-east corner for a new interactive area. A new community space in the Greenlinc Renewables Stand will offer a flexible venue for local groups near the club shop. Our team worked alongside the project architects, PolkeyCollins, supplying survey information to support the design and planning process from the very beginning. We agreed upon clear specifications of what the project required before visiting the site to ensure our survey teams captured the right information efficiently.

OUR WORK

Spatial Dimensions delivered complete survey solutions to support the development at Lincoln City FC using a combination of laser scanning and drone surveys. Our team captured accurate spatial data across the stadium site to ensure PolkeyCollins had a reliable digital foundation to inform the design. Our work took place during the football season, meaning our project management team needed to plan around a busy stadium schedule of matches and events. Careful coordination ensured surveys could take place safely while our staff worked to minimise disruption to supporters and stadium operations.

MEASURED BUILDING SURVEYS

Survey teams carried out detailed measured building surveys of the Rilmac Stand using high-accuracy laser scanning technology to capture millions of individual measurements. We used this laser-scanned data to create a detailed point cloud dataset that accurately represents the south stand’s complex geometry. Our experts later integrated this with drone survey data to create a full-site “Spatial Twin” point cloud for the architects.

The team collected data both internally and externally to ensure the modelling team could develop a complete digital representation of the structure. This measured building survey helped Lincoln City FC find space for three extra rows, which could potentially generate upwards of £120,000 per year in ticket sales. From the captured data, we produced a Revit 2026 model of the whole south stand in level of detail (LOD) 3. We also modelled the north, east, and west stands in Revit to provide the project team with a reliable digital reference for the existing buildings.

TOPOGRAPHICAL SURVEYS

Our surveyors carried out topographical surveys across the proposed development site to record ground levels, surface features, structures, and boundaries. We captured accurate level data throughout the area, ensuring the design team had a clear understanding of the site’s physical characteristics. The team delivered this information in a 2D CAD format to support the planning and design stages of the project. This topographical survey provided an essential base for the wider development proposals, allowing architects to design with confidence.

DRONE SURVEYS

In addition to the ground surveys, Spatial Dimensions carried out a comprehensive drone survey across the Lincoln City FC site to capture high-resolution imagery. This aerial data allowed us to produce a Spatial Twin point cloud that the project team used to explore the entire site digitally. The point cloud provided valuable context for the stadium and its surroundings while helping consultants visualise the development area clearly from any angle.

The Spatial Twin also supported collaboration across the project team by allowing designers and stakeholders to review site conditions remotely. This digital access removed the need for repeated site visits, which improved both efficiency and sustainability during the planning process.

UNDERGROUND UTILITY SURVEYS

Understanding existing underground infrastructure was a critical element of the project, so we carried out full underground utility surveys across the development area. Our team combined on-site detection techniques, such as EML and GPR surveys, with a comprehensive desktop utility search report to identify buried services. This rigorous process allowed us to locate key infrastructure such as power, drainage, water, and telecommunications routes before any digging began.

We compiled the results into clear two-dimensional utility drawings for the design team to help engineers understand existing constraints early in the process. These drawings reduce the risk of serious and costly conflicts during construction and meet all PAS 128 compliance standards.

THE OUTCOME

The survey package delivered by Spatial Dimensions provided PolkeyCollins with a detailed and reliable dataset for the Lincoln City FC development. Our measured building information, utility mapping, and topographical data created a comprehensive understanding of the existing stadium environment for all stakeholders. The Revit model and Spatial Twin allowed the architects to visualise the site and coordinate proposals with maximum efficiency.

We delivered all survey work on time and within budget, which allowed the project to progress smoothly through the early design stages. The club has now submitted this information as part of the planning process for the Imps Territory development. Supporters may soon see preparatory work starting at the stadium as Lincoln City FC looks to deliver these improvements quickly. This development will transform matchday experiences while creating a flexible event venue capable of hosting conferences, banquets, and community events.
