77 FARRINGDON ROAD

THE BRIEF

77 Farringdon Road is a commercial office building located in Clerkenwell, London, close to the busy Farringdon transport hub. Built in the early 1990s, this multi-storey office complex accommodates a range of professional firms. The building required a retrofit to modernise its structure and improve occupant comfort while remaining fully operational.

To support this project, Spatial Dimensions was commissioned by David Miller Architects to deliver detailed surveys for offices. We needed to provide highly accurate as-built data to help the architects and engineers make informed decisions on design and infrastructure upgrades. Comprehensive spatial documentation was essential to capture all architectural and structural elements, reflecting the current condition of the building precisely.

This information underpinned the retrofit design process and ensured the building’s long-term usability.

OUR WORK

Spatial Dimensions provided a comprehensive package of surveys for offices, tailored specifically to the retrofit requirements at 77 Farringdon Road. Our team conducted a full measured building survey alongside advanced laser scanning of the occupied office floors.

The RTC 360 laser scanning equipment produced a high-density point cloud, delivering an exact digital record of the building’s spatial geometry. We then developed this data into a detailed 3D model, which formed the foundation of the design documentation.

Because the building remained fully operational during the survey, we coordinated with building management to access the site only after 5:00 pm each evening. Our team worked late into the night and sometimes early morning to complete the scanning and surveying without disrupting daily office activities. This careful scheduling demonstrated our flexibility and commitment to minimising disruption.

Our experience working effectively in complex, occupied commercial spaces is a key advantage for future surveys for offices in live environments.

BENEFITS FOR THE CLIENT & OCCUPANTS

  • Minimal Disruption – Scheduling work outside regular office hours ensured minimal disruption to occupants and ongoing business operations.
  • Improved Collaboration – The detailed model improved visualisation and facilitated clearer communication with stakeholders and contractors.
  • Quicker Decisions – The dependable survey data accelerated decision-making and helped shorten project timelines.
  • Future Ready Data – The digital 3D model delivered a future-ready asset for ongoing facility management and potential refurbishments.

THE OUTCOME

Spatial Dimensions completed the surveys on time and met the exact specifications required by David Miller Architects. The delivery of detailed and accurate data allowed the project to start smoothly, providing a solid foundation for the design and construction phases that followed. Our client-focused approach, effective communication, and adaptability ensured a positive working relationship and a satisfied client. This successful project further strengthened our reputation for excellence in providing precision surveys for offices within fully operational commercial buildings.
