THE NETHERFIELD ESTATE

THE BRIEF

In response to the climate emergency, the UK Government launched the SHDF scheme to improve the energy performance of social rented homes on the journey to achieving net zero by 2050 in England.

A bid for Wave 1 funding was required by our clients, in order to secure funding for fabric first retrofits on the Netherfield estate. This project came with challenging deadlines for planning and tendering, so time was of the essence, requiring rapid laser scanning and topographical surveys of over 300 homes in Milton Keynes.

Netherfield was one of the earliest completed rental housing grid squares in the Milton Keynes new town.

It was built between 1972 and 1977, and its 1,043 houses forms the largest rental scheme in the city. The first houses were available in 1974 and by 1981, 2,650 people had moved in, making it the fourth largest new housing community in Milton Keynes. 

OUR WORK

Our team conducted laser scanning of the externals of over 300 of the worst energy performing properties on the estate. A drone was mobilised to capture important roof mounted services and inaccessible areas of the estate. We also carried out a large number of internal surveys on archetype bungalows and houses that were either vacant (void) or occupied. 

In addition to laser scanning, the Spatial Dimensions team also carried out topographical surveys across the site. Once all the data was gathered, we post processed and created point clouds of the estate to help the Retrofit design team familiarise themselves with the layout and aid the retrofit process.

Finally, a BIM LOD300 Revit model of the estate was delivered with MEP (mechanical, electrical and plumbing) information. The whole process took less than 8 weeks from end to end, within the programme time allocated.

THE OUTCOME

Milton Keynes Council and Mears Group successfully received c£3.4m funding to help deliver a £11.5m project.

The retrofit measures designed by ECD Architects were to install External Wall Insulation (EWI), loft insulation, replacement windows and doors and warm roofs to 304 homes on the estate and significantly bring down the space heating demand of the properties.

The Retrofit of this first wave is due to be completed in early 2023.
