THE BRIEF

The Social Housing Decarbonisation Fund (SHDF) wave 2.1 was a government funding scheme offering up to £800 million across the country. 

The fund aimed to:

  • Deliver warm, energy-efficient homes
  • Reduce carbon emissions
  • Tackle fuel poverty
  • Support green jobs
  • Develop the retrofit sector
  • Improve the comfort, health and well-being of social housing tenants

 

Ultimately, the key result was to support the installation of energy performance measures in social homes in England

ECD Architects were hired to lead the Retrofit planning by Vinci on behalf of Optivo, one of the nation’s largest housing suppliers.

To cause as little disruption to tenants as possible, our team had to work to strict time frames. We also had to submit survey data to the design time to hit the funding window timeline. If this wasn’t done, there would be significant delays and a potential lack of government funding. 

Over the full course of SHDF wave 2.1, just 107 projects nationwide were given funding. We therefore knew the importance of quick survey data for ECD, Vinci, Optivo, and the tenants.

OUR WORK

Spatial Dimensions completed laser scanning surveys, topographical surveys and 3D models of around 100 homes around the Kent coast. The homes were spread out in clusters of varying distance from one another. We therefore decided to focus on one cluster at a time to save valuable time and resources. 

The laser scans were controlled with total stations to the Ordnance Survey datum. We also used topographical surveys to lay out the footprint of existing buildings and structures, trees, boundary details and detailed level information. 

Point cloud data from the laser scanners helped create 3D models. This 3D models were delivered in LOD 3. This was paramount to planning and visualising the corresponding retrofit work.

All surveys carried out aligned with PAS 2035 accreditation. Not only is PAS 2035 required on all SHDF retrofit projects, but it also helps to increase the quality of work.

THE OUTCOME

The work carried out was delivered on time, aligning with SHDF wave 2.1’s time frame. 

All relevant work was delivered to extremely satisfied clients.

At the time of writing all work is on schedule.
